Refusing to build just another high-rise in Sarjapur, the developers are correcting a course in urban planning. The project is designed for the post-pandemic reality where a home must function as a workspace, a school, a sanctuary, and a community. It marks the return of the "village" to the city, not as a nostalgic concept, but as a circular, sustainable, and hyper-modern ecosystem.
At Aiikya Village, we tore up the standard floor plan and started over. We designed New Era Convertible Homes because we know that flexibility is the ultimate luxury. Whether it’s our 2.5 BHK Duplexes or our expansive Penthouses, we aren't selling square footage; we are selling volume, light, and the first "Circular Living" ecosystem in Sarjapur. This is a project for those who are tired of adjusting their lives to fit their walls.

The post-pandemic world demands more than just square footage. It demands flexibility, connection, and a conscience. That is the blueprint behind our latest vision: Aiikya Village.
Moving Beyond the "Box"
The traditional apartment is static. You buy a 3BHK, and it stays a 3BHK, regardless of whether you need a home office, a play area, or a party deck. At Aiikya Village, we challenged this rigidity. We introduced New Era Convertible Homes.
We integrated smart, space-saving furniture directly into the design. Imagine a child’s bedroom where the bed folds away to reveal a ready-made study. This isn't just about saving space; it's about multiplying it. We designed these homes to be 4-way convertible: Study, Work, Relax, or Entertain.
Furthermore, we shifted the focus to vertical volume. Our duplex homes are designed to feel 80% bigger than a regular apartment. By incorporating double-height living spaces, we optimized daylight and air circulation. We even engineered a first-of-its-kind parametric staircase, which not only acts as a stunning architectural feature but optimizes material usage and light flow.
"Circular by Nature": A Sustainability Commitment
In my 30 years, I have seen "green building" become a marketing buzzword. But true sustainability is about the lifecycle of the living experience. We designed Aiikya to be Bangalore's only Earth-Conscious Urban Village.
This philosophy, "Circular by Nature," means our environments benefit everyone.
Farm to Flat: We realized that "luxury" today is health. We integrated a hydroponic farm right into the complex. This ensures fresh, organic produce is delivered directly to your doorstep—literally the freshest produce you can get.
Chemical-Free Pools: Standard swimming pools are chemical baths. We opted for natural swimming pools that clean themselves biologically, without the harsh chemicals found elsewhere.
Water Security: By lowering our concrete footprint, we naturally boost groundwater recharge, giving back to the earth rather than just taking from it.
The Return of Community
The irony of modern cities is that we are closer than ever, yet more isolated. We wanted to bring back the "Village" feel. The master plan includes common spaces on every floor to encourage residents to meet and greet, breaking the "closed door" culture of high-rises.
We also recognized the permanent shift in work culture. Aiikya Village is Work-from-Home ready, featuring managed private co-working spaces. You can run a global venture from a nook in your community without stepping into traffic.
Why Sarjapur?
Location is the first rule of real estate, but "growth potential" is the rule of investment. We chose Sarjapur because it is the center of tomorrow.
We are situated strategically near major hubs like the Infosys Headquarters and Azim Premji University. The social infrastructure is already robust, with schools like Indus International and St. Philomena's, and recreation spots like Clover Fields Club nearby. This isn't a remote outpost; it's a thriving corridor where value will only appreciate.
The Verdict
Aiikya Village is not just about lower bills and lower carbon footprints—though it delivers both. It is about a higher standard of living. Whether you look at our 2.5 BHK Duplexes, 3 BHK Penthouses, or the expansive 5.5 BHK Duplexes, you are looking at a home built for the next decade, not the last one.
As we say in our brochure, "The Future is One". I invite you to be a part of it.
